Welcome to the official website of Quail Valley Homes Association.  If you are a resident of the Quail Valley Community and have not yet registered, please do so at the top of the page by clicking "Register"!  This will allow you access to the Directory and other "members only" sections of the website and will allow us to keep you up to date on what is happening in our neighborhood.
 
Quail Valley Homes Association (QVHA) is a not-for-profit corporation located in Overland Park, Kansas.   The purpose of the QVHA is to help ensure the well-being and upkeep of our community including maintaining common areas, adhering to guidelines, and fostering a positive community through regular communication and social events.
 
Overland Park has been highly ranked by several national publications and organizations including Money magazine's 100 Best Cities to Live in the United States.  We believe Quail Valley is representative of the types of neighborhoods that gain Overland Park such accolades. 
 
Quail Valley is an established community that offers a cordial and quiet neighborhood for individuals and families. With big trees and beautiful homes, it is sure to continue gracing Overland Park with its charm for many more years.  Tucked southeast of the intersection of College Boulevard and Antioch Road, residents enjoy easy access to some of the best venues for shopping and dining and a wide variety of entertainment, cultural, educational, and outdoor recreational resources.

STEADFAST OP

Officer Wes Griffith offered several crime prevention strategies during his presentation on Thursday, January 22nd including locking doors, keeping garage doors closed, ensuring proper lighting around your home and trimming trees and bushes. Within the next couple of weeks, Officer Griffith and his partner will drive through our neighborhood and look for areas where we can improve. The board will share his feedback once it is received.

HOME, LAWN & HOA RESTRICTION REMINDERS

 
 
OVERGROWN BUSHES AND PLANTS
  • Trim or remove to improve curb appeal.
  • Root systems of oversized bushes can affect the foundation.
  • Safety hazard if emergency vehicles cannot see address.
TRIMMED TREES ADD CURB APPEAL 
  • Low-hanging trees are safety hazards over sidewalks and prevent visibility in emergency situations.
  • Well-trimmed trees add to curb appeal.
  • Grass will grow better if it gets sunlight under the trees.
  • Assess your larger trees to make sure there are no potential storm hazards.
DRIVEWAYS – 
  • Maintain surfaces to protect your investment.
  • Uneven concrete creates tripping hazards.
  • Weeds, cracked concrete & holes will allow your concrete to deteriorate quicker and cost more in repairs.
FENCES - 
  • The homeowner must obtain a city permit for new fences or replacements.  
  • Maintain the existing fence for curb appeal. 
  • Quail Valley HOA must review and approve all fence requests. Submit to RESTRICTIONS CHAIR.
  • See FENCE GUIDELINES  under RESIDENT INFORMATION for full details. 
  • Iron fencing is allowed.
DECKS -
  • All decks, new or as a replacement, have guidelines provided by the city and must have city permits to build.
  • Must be set back a certain amount from property line.
ADDITIONS -
  • All additions, including pools, decks, screened-in porches, and such, must be permitted by the City of Overland Park, with the proper permits obtained.
  • Must be submitted to Quail Valley HOA for review. 
 
LAWNMOWERS OR OTHER LARGE EQUIPMENT – 
  • These need to be kept in the garage. 
 
TRASH CAN STORAGE - 
  • Except for the night before trash collection, or the day of, all trash and recycling receptacles must be stored in the garage, or behind the house, or on the side of the home behind the building line.
  • For a better curb appeal, the Association prefers trash and recycling receptacles not to be left in the driveway or in front of garage doors.
GARAGE DOORS –
  • Repair or replace these in order to maintain the property value of your home.
  • The OP Police Dept. reminds us to keep them closed, as much as possible, to avoid theft.
FRONT STEPS –
  • Maintain steps so tripping hazards are minimal. 
HOUSE NUMBERS -
  • Make sure your address numbers meet the City of Overland Park's codes
  • Numbers must be a minimum of 4" tall.
  • They can be lit.
  • Make sure the address is visible from the street
MAILBOXES AND POSTS-
  • Quail Valley HOA maintains the posts, but it is up to each homeowner to maintain their mailbox. 
PAINT COLORS AND SIDING - 
  • Paint & siding color is at the homeowner's discretion in Quail Valley. 
  • It does affect your curb appeal & that of your neighbors. 
  • Fresh paint protects your investment and helps keep rot and mold at bay.
  • Choose neutral or natural colors, such as grays, beiges, & creams. White is classic. Paint stores have colors just for outdoors that are durable & appealing.
OUTDOOR STORAGE BUILDINGS -
  • Quail Valley HOA has a restriction on outdoor storage units. 
 
DO YOU NEED HELP WITH MAINTENANCE
 
Remember, if you are an older resident or someone with limited mobility who needs assistance with some of these smaller maintenance issues, we have neighbors who have offered to lend assistance. Please contact our website for more information.
